Sanford FL Tax Preparation: Homestead, W-2 and Remote Filing

Updated September 26, 2026

Sanford is the county seat of Seminole County, so the offices you deal with for property records are here. Zero Fuss Taxes prepares your income tax return remotely from our Longwood office, and this page explains the property tax dates that sit alongside it.

A county seat on Lake Monroe

Sanford sits on Lake Monroe and is home to the Orlando Sanford International Airport. As the county seat of Seminole County, it is also where a lot of county business happens. If you live or work in Sanford, you are close to Longwood, where our office is at 2941 W State Rd 434, Suite 100.

Close does not mean you have to drive. We prepare returns for Sanford clients entirely by secure upload, phone and email.

Sanford homeowners: the property appraiser is in your town

The county's property appraiser works from 1101 E. 1st Street in Sanford, open Monday through Friday, 8am to 5pm. The homestead phone line is 407-665-7512.

Here is the calendar the office publishes:

  • January 1 through March 1: regular filing for the current tax year.
  • March 2 through December 31: pre-filing for the upcoming tax year.

The office suggests pre-filing online at homestead.scpafl.org, or going in person, and it warns about long lines near the deadline. State law says applications are due on or before March 1, and that a missed deadline waives the exemption for that year, with limited exceptions. Once your exemption is granted, the appraiser mails a renewal form by February 1 each year, unless the county has waived that step.

Who in Sanford tends to hire us

We are not going to guess at Sanford's economy. What we can say is who our services fit.

  • Employees who want an accurate W-2 return without doing it themselves.
  • People with more than one job during the year, which means more than one W-2.
  • Households with children and dependents.
  • Sanford landlords with one rental or several.
  • Independent workers who need their income sorted into a proper return.

If you work around the airport or any other shift-based employer, keep every W-2 and pay stub together. It saves an email or two later.

Prices, plainly

Here are the opening figures: $99 for a simple W-2 return, $299 for a family return, and $450 for a self-employed return. A rental adds $125 for the first property and $60 for each additional one, and monthly bookkeeping runs from $300.

These are opening numbers. You get a written quote with the real fee before we prepare anything, and e-file and processing fees are shown too. Our pricing page explains how it works.

Filing without leaving Sanford

Fill out the intake on our start page, upload your papers, and answer any follow-up questions we send. We build the return and send it for your review. Once you sign electronically, we file it. There is no waiting room.

Renewals and late filing, in short

Homestead is not a one-time chore. State law says that after your exemption is granted, the property appraiser mails a renewal application by February 1 each year. You can return a short form that only confirms your status and use of the property have not changed. A county can vote to waive the yearly application, but you must still tell the appraiser if ownership or how you use the home changes.

What if you miss the first deadline? The statute lets an appraiser accept an initial application after March 1 at the appraiser's discretion. That is not a promise, so do not plan around it. If you bought or moved this year, ask the office which papers it wants to see before you go online.

Keep a copy of whatever you submit. When you sit down with us for your income tax return, it is easy to confirm the exemption is in place.

One more practical point

The property appraiser sets and updates values, while a separate tax collector bills and collects. Your homestead application goes to the first, and your payment goes to the second. Keep the two straight and county mail makes more sense.

You apply with the Seminole County Property Appraiser, whose office is at 1101 E. 1st Street in Sanford. The office also accepts online pre-filing.

Is homestead the same as a tax return?

No. Homestead is a property tax exemption handled by the county. Your income tax return is filed separately with the IRS.

Can you file for me if I work multiple jobs?

Yes. Send every W-2 and we will combine them on one return.

Do you represent me if the IRS writes to me?

No. We prepare returns only. For representation, you would need a qualified professional who does that work.
