Kissimmee FL Tax Preparation for Osceola County Residents

Updated September 26, 2026

Kissimmee is the county seat of Osceola County, and tourism is a sector here. Zero Fuss Taxes prepares returns for Kissimmee residents remotely, and this page lists the Osceola County Tax Collector offices so you know where to go for local matters.

Osceola County, not Orange or Seminole

Most of our neighbors are in Seminole or Orange County. Kissimmee is in Osceola County, and it is the county seat. That means a different tax collector and a different property appraiser for anything local. Our office is at 2941 W State Rd 434, Suite 100, in Longwood, and it does not change how we prepare a federal return for you.

Tourism is a sector in Osceola County. If your income comes from that kind of work, you may hold more than one job or have irregular pay. The IRS requires tips to be reported, so keep a daily record of what you receive.

Where the Osceola County Tax Collector is

The Osceola County Tax Collector lists four locations, all with the same phone, (407) 742-4000, and hours of Monday through Friday, 8am to 4pm.

  • Main: 2501 E. Irlo Bronson Memorial Hwy, Kissimmee.
  • 2595 Simpson Road, Kissimmee.
  • 4730 South Orange Blossom Trail, Kissimmee (Campbell City).
  • 1300 9th Street, Suite 101B, St Cloud.

The office offers online renewal of business tax receipts. For property tax due dates and discounts, its own site points you to an Important Dates section.

What Florida law says that applies here

Florida law sets a discount for early payment of property tax, 4 percent in November down to 1 percent in February. It also sets March 1 as the homestead application deadline, filed with the county property appraiser where your home is located. For business owners, local business tax receipts expire September 30 and are due for renewal by that date, and a late renewal starts at a 10 percent penalty in October.

The Florida Department of Revenue says the homestead exemption may reduce taxable value by as much as $50,000 and applies to a permanent residence.

Who our services suit in Kissimmee

Think of the situation, not the neighborhood.

  • Employees, including people with two or more W-2s: a simple return starting at $99.
  • Households with children: a family return starting at $299.
  • Independent workers and side-gig earners: a self-employed return starting at $299.
  • Property owners renting out a unit: $125 for the first, $60 for each extra.
  • Small business owners: bookkeeping starting at $300 a month.

The written quote shows the final fee and any e-file and processing fees. We never tie fees to refund size. See pricing.

The remote route

Kissimmee to Longwood is not a trip anybody wants to make on a day off. So we skip it. Start at the start page, upload photos of your forms, answer our questions, and review the draft when it suits you. E-sign to finish. You can also call 689-331-5723.

We are a preparer, not a CPA firm, and we do not represent taxpayers before the IRS.

If your pay depends on tips or shifts

People who work in tourism often earn in several ways at once: hourly wages, tips, and sometimes gig work in a slow season. The IRS explains that tips of $20 or more in a month must be reported to your employer by the tenth of the next month, and smaller amounts still belong on your return. A service charge added automatically is treated as wages, not tips.

Keep every pay stub and W-2. If you moved between employers, you will have more than one W-2 to combine. Tell us if you also drove for a rideshare or delivery service, because that income is filed differently, on a self-employed return starting at $299.

Two offices, two jobs

Keep the roles straight. The county offices handle property tax, homestead and local business receipts. We handle your federal income tax return, prepared from your documents. If you have a question that belongs to the county, call the number above. If it belongs to your return, call 689-331-5723 or write to info@zerofusstaxes.com.

Knowing which office owns which question saves you from bouncing between phone lines. We are happy to tell you which side a question falls on.
